Keeping tenants safe with annual gas safety checks

Recent surveys of landlords have revealed 14% to be unaware of their legal obligation to carry out annual gas safety checks in their properties. Landlords have a responsibility for the safety of their tenants and the duty of care applies to all residential properties occupied under a lease.

If you let a rented property, the pipework, flues and appliances must be adequately maintained. Every gas appliance needs to be serviced in accordance with the manufacturer's instructions and gas safety checks should be carried out every 12 months to confirm all appliances such as fires and boilers are operating safely. Finally, a record of the yearly safety check must be provided to tenants within 28 days of the check. Landlords need to retain copies of the gas safety record for two years and a safety record must be given to every new tenant that takes up residence.
